Zaira Tumang, a real estate entrepreneur with a vision, believes in signs. After crafting a business plan for Grid Property Ventures, she prayed for a go-ahead, making a covenant with God to act only when the time was right.

For five months, despite initial capital from family and friends and a business permit from the SEC, Tumang held back, waiting for her divine signal. Then, on May 1st, 2024, her prayers were answered. A major investor, whose support she had sought, approached her, not even waiting for her presentation. He simply asked if she was truly committed to her project. Her resounding "yes" led him to connect her with his CTO, who, upon learning of her mission, emailed her with a simple message: "Our vision aligns."

And so, Grid Property Ventures was born, a digital platform designed to revolutionize Philippine real estate transactions. Tumang and her team, including co-founder Queenie Rehman, former Housing and Land Use Regulatory Board chief Popoy Arrieta, licensed broker Tess Neri, Business Development Manager JC Aranas, and a team of 10, set out to create a user-friendly platform for buying and selling commercial properties.

Grid offers a suite of apps, including tools for Authority to Sell, Letter of Intent, and various subscription options. Aranas proudly proclaims Grid as the Philippine equivalent of Zillow, providing buyers and sellers with a comprehensive platform for property exploration.

With a simple click, users can access a wealth of properties, perform due diligence, schedule virtual tours powered by AI, and utilize creative marketing services. Basic subscribers enjoy access to a wide range of listings, while premium subscribers benefit from in-depth property analysis. Corporations can utilize the Enterprise tab to navigate a vast selection of commercial properties.

"We help buyers find the right property for their business," Tumang explains. Her vision extends beyond facilitating transactions; she aims to empower individuals, from farmers seeking to sell their land to OFWs looking for investments. Grid's reach extends to rural areas, ensuring that even underserved communities have access to transparent and secure real estate services.

Tumang recognizes the challenges plaguing the Philippine real estate market – missing land titles, fraudulent agents, and a lack of technological understanding among older generations. Grid addresses these issues head-on, offering a user-friendly platform and personalized support for all users. The team bridges the generation gap by guiding older users through the platform and educating younger generations about their parents' needs.

Grid's vision extends beyond individual transactions. They aim to transform rural areas into smart cities, convert islands into international resorts, and attract foreign investment to the Philippines. "It's about how we can use our land properly, in the best way possible," Tumang emphasizes.
